Dominican investment authorities state that foreign individuals and entities can own or lease real estate under the same general process applicable to Dominican citizens. The greater challenge often comes earlier, when buyers try to identify reliable properties and professionals in an open and fragmented market.

That distinction matters for people searching from thousands of miles away. A buyer who begins with dozens of unrelated listings, social media accounts and messaging contacts can quickly encounter different prices for what appears to be the same unit, incomplete property information or intermediaries whose relationship with the seller or developer is unclear.

Where The Search Can Go Wrong

These generally include reaching an agreement, formalizing the sale, conducting due diligence on the property and completing the transfer and registration process. For buyers unfamiliar with Dominican procedures, having independent legal advice is particularly important before making a significant financial commitment.

Due Diligence Remains A Critical Step

Finding a property through a better-organized search does not replace legal due diligence. A buyer should independently verify the property’s title, ownership status, potential liens or encumbrances and the documentation supporting the transaction before completing the purchase.

The tax component also needs to be considered when calculating the total cost. The Dominican Republic’s General Directorate of Internal Revenue (DGII) states that the real estate transfer tax is generally 3% of the applicable property value, with specific rules and exemptions applying in certain cases.

That means the initial asking price is only one part of the financial equation. Legal fees, taxes and other transaction-related expenses should be incorporated into the buyer’s budget before an offer is finalized.

The growing international interest in Dominican real estate makes the quality of market information increasingly relevant. ProDominicana reported that foreign investment in the real estate sector totaled US$4.76 billion between 2013 and 2022, accounting for 17% of the country’s recorded foreign investment during that period.

For overseas buyers, that broader market means there is no shortage of opportunities to investigate. The challenge is filtering those opportunities efficiently.
