Asociación Cibao Expands Mortgage Program in Santo Domingo
Asociación Cibao is expanding its Mortgage Alliance Program to Santo Domingo, seeking to streamline home financing by connecting developers, real estate agents and prospective buyers.
Asociación Cibao de Ahorros y Préstamos is expanding a mortgage financing initiative first launched in the Dominican Republic’s northern region in 2025, bringing its Mortgage Alliance Program to Santo Domingo as part of a broader effort to make home financing more coordinated and accessible.
The program is designed to connect developers, real estate agents and prospective buyers through a more structured process for referring mortgage clients. The initiative includes defined commissions for participating partners and specialized support intended to improve communication and reduce delays during the financing process.
A More Coordinated Mortgage Process
The expansion reflects an effort to bring the different participants in a residential purchase closer together. Developers and real estate agents can work through a defined referral structure, while buyers receive guidance throughout the financing process rather than navigating each stage independently.
Victoria Thomas, an executive at Asociación Cibao, said the initiative also incorporates improvements to credit evaluation mechanisms. The changes are intended to facilitate access to mortgage financing for more families while making the process more predictable for the professionals involved.
The financial institution already offers mortgage loans for home purchases and other housing needs. Its current mortgage products include financing of up to 90% of an appraised property’s value and repayment terms of up to 40 years, according to information published by the institution.
Implications for the Dominican Housing Market
Mortgage financing plays a central role in connecting housing supply with household demand. By bringing lenders, developers and agents into a more structured relationship, the program seeks to support transactions involving residential projects while reducing friction between the property search and the financing stage, a dynamic that is particularly relevant to the Dominican housing market.
That coordination can also matter for the construction sector. Developers depend on buyers being able to secure financing, while faster and clearer mortgage processes can help move completed or newly built homes into the market. For buyers, the main benefit is a more guided path toward securing funding for a property.
The expansion comes as Asociación Cibao continues to position housing finance as part of its broader financial services offering. The institution, which was founded in Santiago de los Caballeros in 1962, was originally established in response to housing and banking needs in the Cibao region.
From the Northern Region to Santo Domingo
Launching the program in the northern region in 2025 gave Asociación Cibao an initial platform for developing the partnership model before extending it to Santo Domingo. The capital’s inclusion broadens the program’s reach to one of the country’s largest residential and commercial markets.
The initiative therefore brings together three parts of the property market that directly influence a home purchase: the developer offering the property, the real estate professional guiding the buyer and the financial institution providing the mortgage. Its expansion will put greater emphasis on how efficiently those relationships translate into completed housing transactions.
For prospective buyers, the program does not eliminate the requirements associated with obtaining a mortgage, but it is intended to make the process easier to navigate. Asociación Cibao’s published mortgage information outlines documentation and financial requirements for applicants, while its financing options cover different housing-related needs.
The expansion ultimately places mortgage coordination at the center of Asociación Cibao’s strategy for working with the real estate sector. If the model improves response times and communication among its participants, it could provide a more streamlined route from property selection to financing for buyers in Santo Domingo and other markets where the program may eventually be extended.
